What is PeerInvest?

PeerInvest is an online real estate investment platform. Our goal is to increase access to real estate investing through fractional shares.

What am I investing in?

When you invest in a property on the platform, you become a proportionate owner in that property, which entitles you to a proportionate amount of earnings from the property.

Why PeerInvest?

Private real estate investments have historically shown to outperform public markets with less volatility. Many individual investors have been restricted from participating in private real estate markets and this is where we come in. We look to provide individual investors with access to attractive private real estate investments allowing them to build a diversified portfolio of individual projects at a low cost.

How is it different from a REIT?

In a REIT, you invest in the entire fund with no way to choose your exposure to individual properties. PeerInvest puts you in control by allowing you to invest as little or as much as you want in any individual property.

Is it legal?

Yes. Securities sold on the platform are done through a Regulation D offering, which is governed by the Securities Exchange Commission (SEC)

Can I live in the property?

Properties on PeerInvest are not timeshares. Investing in a property, doesn't provide the right to live in it. However, if you do want to live in the property you are allowed to lease the property.

Getting started

What is the minimum initial investment?

Get started for as low as $500. We plan to lower our minimums over time as we scale our platform.

Can I invest in a specific project?

Absolutely, that is what we are all about. You can invest in one or many projects and build a custom portfolio that best fits your financial goals.

Who can invest?

We strive to allow anyone to invest. Anyone can sign up to use our platform, however, we are required to follow all applicable regulations and rules which may restrict some users from investing. We are constantly working to open access to private real estate and will provide any updates we have along the way. Accredited investors and pre-screened sophisticated investors can invest.

Do I need to be an accredited investor?

Yes, investors must be accredited. We seek to open private real estate markets to everyone and are working diligently to bring our product to unaccredited investors.

What are PeerInvest's fees?

We charge a 1% acquisition fee, 2% of gross monthly rental revenue, and a 20% carry after the 8% hurdle (annual basis). Our fees are designed to align with your interest. If you don't make any money, neither do we. The acquisition fee is charged when the property is first bought. a 2% management fee is charged whenever the tenant pays rent. And the carry is charged only after we have delivered an 8% return that year. After the 8% return (hurdle rate), all additional profits are split 80% to you and 20% to PeerInvest.

How can I earn returns on my investment?

PeerInvest projects are long term, illiquid investments. There are three forms of returns when investing in our projects, cash flow, mortgage pay down, appreciation. Cash flow is the amount of money generated from rents after all expenses have been paid which is paid out to investors quarterly (every three months). Mortgage pay down comes from the portion of loan principal paid in each monthly mortgage payment. Appreciation is the change in the overall value of the property. Mortgage pay down and appreciation increase NAV and is paid out if the property is sold.

What is NAV?

NAV = Net Asset Value. This is the value of the property after all liabilities are subtracted out. NAV = Assets - Liabilities.

How often is NAV updated?

NAV (Net Asset Value) is updated quarterly (every three months) based on the amount of loan principal paid down over that time. The property may be reappraised periodically which may also cause a change in NAV.

How often are dividends paid out?

Monthly

Can international investors invest?

Unfortunately, at the moment, only US based investors can invest on our platform. We are working to open our platform to everyone, so stay tuned.

How can I sell my shares?

Currently, there is no secondary market for shares to be sold. We will provide an update when we launch our secondary market. In the meantime, shares can be sold to other accredited investors via SEC Rule 144. Please contact us directly if you wish to sell your shares.

Am I liable for the debt?

No! Investors can not lose more than their initial investment in any given property.

How are properties taken care of?

Our team of property managers maintains the property and is responsible for all interactions with tenants.

What if the property is damaged?

All our properties are insured, which covers large damages. Regular maintenance repairs and upkeep are paid with rental income.

Taxes

How do taxes work on our platform?

Similar to if you owned the property outright, many of the tax benefits flow through directly to you. Each investor is provided a Schedule K-1 at the beginning of the year. The schedule K-1 is a tax document used to report a member's share of the profits, losses, and dividends of the LLC.
